The New Era of European STRs: Navigating the Single Digital Entry Point Deadline
EU STR regulation, May 2026: get your registration number to avoid automatic listing removal.

The Wild West era of short-term rentals in Europe is officially coming to an end. By May 20, 2026, Regulation (EU) 2024/1028 — the most comprehensive control framework in the sector’s history — reaches its full implementation deadline. For the roughly 4 million STR listings across the EU, it’s understandable to feel overwhelmed by the new compliance requirements. But this is not just another tax update like DAC7. It’s a fundamental shift in how properties are allowed to exist online. If you don’t have a verified registration number by this date, your listing won’t simply be hidden — it will be systematically removed by platforms like Airbnb and Booking.com under a strict legal mandate.
The new regulation shifts enforcement from manual, reactive mode to automated, proactive mode. The European Commission has mandated a Single Digital Entry Point (SDEP) for each member state. Every host must obtain a unique registration number from their national or local authority. Booking platforms are now legally designated as gatekeepers — they must verify every listing displays a valid registration number and conduct regular random checks. Platforms must transmit monthly activity data to the SDEP, including nights booked, traveler counts, and precise property addresses. If an authority identifies a non-compliant listing, it can order its immediate removal — platforms must comply within 10 working days.
Winners in the 2026 market will be those who treat compliance as a core business function rather than an administrative chore. Validate your identifier, match addresses precisely, and monitor your national portal monthly.
