Nice’s transitional short-term rental framework takes effect on 1 September 2026. But its enforcement stability is already under a cloud: a legal challenge to the March 2026 municipal election that brought Mayor Éric Ciotti to power will be heard by the Tribunal Administratif de Nice, likely in late September 2026. If the appeal succeeds, the Ciotti administration could be destabilised at the very moment it is meant to be implementing the new STR rules: a 120-night annual cap, five-year renewable permits, and a city-wide quota of 691 properties.
