PRS Database: register your rental from late 2026

England’s PRS Database starts rolling out from late 2026, and it will catch any operator who lets long-term alongside short-term rentals. Under the Renters’ Rights Act 2025, you will need an active landlord registration number and a property registration number before you can market a residential tenancy. It is a separate register from the pending national short-term-let scheme, so dual-let operators face two registrations.
