Scotland STL EPC Cutoff Moves to 30 April 2029
Scotland has delayed its new-style EPC regime to 30 April 2028, and short-term lets get one more year on top. Old-style certificates stop working for STL lets after 30 April 2029, if Parliament approves the dates.
Regulation Radar
Scotland has pushed its new-style Energy Performance Certificate (EPC) regime back to 30 April 2028, and short-term lets (STLs) then get one more year. If you let a property as an STL anywhere in Scotland, Edinburgh included, you can keep using a valid old-style EPC until 30 April 2029. After that date only a new-style EPC and property report will do (Scottish Government, update of 24 August 2026). The dates still need approval from the Scottish Parliament.
