The Evolving Dynamics of the Owner-Manager Relationship
73% of property managers now prioritize owner retention over growth. Trust, transparency, and alignment define success in STR.

According to the latest industry data published by Hospitable, nearly 73% of property managers say their top priority this year is retaining and attracting owners. This surpasses every other goal, including increasing occupancy and revenue.
Growth is no longer the primary concern for property managers — trust is.
What owners are really demanding now isn’t more effort. It’s three things: clarity, context, and consistency.
First, Frictionless Clarity
Most owner questions today are predictable. Real-time visibility changes everything. Live calendars, occupancy levels, nightly rates, and revenue summaries let owners see performance without having to ask.
Second, Context Behind Decisions
Owners want to understand why something happened — why rates changed, why maintenance spending increased, why performance dipped. Systems that record pricing decisions and track performance over time allow managers to show the logic without relying on memory.
Third, Consistency at Scale
As portfolios grow, consistency matters more than individual responsiveness. If systems don’t make consistency the default, growth inevitably comes at the cost of trust.
Final Word
The pressure on property managers is real, but it cuts both ways. As the market matures, alignment is becoming just as important as execution.
