Vrbo Imposes Flat 12% Host Commission as Vacation Rental Managers Revolt
Vrbo moves hosts to a flat 12% fee on October 29, sparking a backlash from vacation rental managers.

Vrbo will move hosts to a single flat commission of 12% from October 29, 2026, replacing a variable structure under which many professional managers paid far less. For managers connected through property management software, the rate more than doubles. The change comes with roughly 30 days of notice, just as the fall and winter booking season gains pace.
What changes on October 29
| Item | Current model | From October 29, 2026 |
|---|---|---|
| Host commission | Variable, as low as 5% for software connected managers | Flat 12% |
| Traveler fee | 11% to 14% | Dynamic, expected to typically run lower |
| Rate parity | Vrbo price must match every channel, including direct websites | Hosts may price lower on their own websites, parity with other OTAs still required |
| Notice given to hosts | n/a | Around 30 days |
The rate parity revision is the one concession on the table. Vrbo plans to loosen the clause so that hosts can offer lower prices on their own booking sites, while still requiring that no other online travel agency undercuts the Vrbo rate. The commission itself is not changing.
Merchant of record: cash flow or cost
Vrbo is also steering hosts toward handing it merchant of record status. The choice now carries a clear trade off.
| Option | Payment processing | Payout timing | Effective cost |
|---|---|---|---|
| Host keeps merchant of record | Host pays a processor such as Stripe | Host controls | 12% commission plus roughly 3% |
| Vrbo becomes merchant of record | Absorbed by Vrbo | Only at guest check in | 12% commission |
For managers who rely on deposits collected months ahead of arrival, a payout delayed until check in can reshape working capital as much as the headline fee.
A backlash in Nashville
The announcement dominated conversations at the Vacation Rental Management Association conference in Nashville, where Vrbo sent senior North American account management leaders and close to a dozen account managers to meet property managers in person. Expedia Group described the increase as its own business decision and said partners received the standard 30 day notice. Managers countered that the platform had been planning the move for months while giving them only a month to adjust.
The reaction has been sharper than when Airbnb restructured its fees. Professional managers had long viewed Vrbo as the more host friendly alternative, and many in the room said they feel more betrayed by this increase than by the earlier shift at Airbnb.
Following Airbnb and Booking.com
Vrbo is aligning with a model already adopted by its two largest rivals: remove or shrink the fee shown to travelers and move the cost onto the property owner.
| Platform | Host commission | Guest fee |
|---|---|---|
| Vrbo, from October 29, 2026 | 12% flat | Dynamic, expected below the current 11% to 14% |
| Airbnb, since last year | 15.5% | Eliminated |
Vrbo argues the new structure makes it more competitive and removes friction at checkout. A cleaner headline price does not make the stay cheaper, however, and travelers are likely to absorb part of the cost through higher nightly rates set by hosts.
What it means for operators
| Area | Implication |
|---|---|
| Margins | A jump from 5% or 8% to 12% compresses margins across managed portfolios from day one |
| Pricing | Vrbo rates need recalibrating to absorb the new take rate before peak winter demand |
| Payments | Merchant of record choice means weighing roughly 3% in processing against slower payouts |
| Direct booking | Looser parity allows lower prices on owned websites, strengthening the case for direct channels |
Key figures
| Metric | Figure |

| Airbnb host commission after its fee change | 15.5% |
