England PRS Landlord Database: STR Impact Explained
All private landlords in England will soon register on a national database under the Renters' Rights Act 2025. STR operators who also hold long-term tenancies face dual registration: the PRS Database plus the upcoming STR register. Beta testing is underway. Voluntary registration is expected in late 2026, with mandatory compliance rolling out from 2027.
The Renters’ Rights Act 2025 Part 2 creates a mandatory national landlord registration database for all private rented sector properties in England. Short-term rental operators who also manage assured shorthold tenancies face a new compliance burden: they will need to register on this Private Rented Sector (PRS) Database in addition to the separate short-term lets registration scheme. Voluntary registration is expected to begin in late 2026, with mandatory registration rolling out regionally from 2027, according to the Commons Library (2026) and SelfLandlord (2026).
