France Extends Rent Control Through July 2027

The national plafonnement à la relocation is renewed through 31 July 2027. STRs are excluded, but the cap sets the long-term-rental floor in every French yield comparison for another year.

France has extended its national rent control at re-letting, the plafonnement à la relocation, through 31 July 2027. Décret n° 2026-644, published 20 July 2026, renews the cap for 12 months from 1 August 2026. Short-term rentals are explicitly excluded from the regime (LégiFiscal, 3 August 2026). But the extension matters for every operator with a mixed French portfolio: the cap sets the long-term-rental floor in every LTR-vs-STR yield comparison, and that floor is now locked for another year.
