Las Palmas has now filed four requests to be declared a zona tensionada, which would impose rent caps on short-term rentals. The regional government has not yet granted the status.
Las Palmas de Gran Canaria is pressing the Canary Islands regional government for a fourth time to declare the capital a zona de mercado residencial tensionado — a “stressed residential market zone” under Spain’s national housing law. The status would bring rent caps to the city’s short-term rental market, capping what operators can charge per night and giving long-term tenants stronger protections. The regional government has not yet ruled.
