Most Property Managers Are Using AI to Move Faster, Not Smarter
AI in STRs: speed isn't enough. From SaaS to execution systems to transform scalability.

Most conversations about AI in short-term rentals still start in the same narrow place. Faster guest responses. Smarter pricing decisions. Summarized reviews.
All of this is useful, but it’s not where the real opportunity lies. What most operators are actually doing with AI today is not changing how their business works. They are just moving faster within the same operational model.
The industry is splitting
There is a growing divide between businesses that still need to be run manually and businesses that have been deliberately redesigned to run themselves.
Most short-term rental technology is built to assist humans. It responds to guests, suggests prices, flags issues, and summarizes what has already happened. Then it stops. This isn’t transformation. It’s acceleration.
SaaS vs BaaS: who owns the work
SaaS supports the work. Business-as-a-Service (BaaS) is responsible for it. In a BaaS model, the system is responsible for execution, follow-through, and closure.
Why property management thinking breaks at scale
Every new property adds decision traffic, not just revenue. As long as the central system is still a booking engine with add-ons, growth will always mean more people.
Execution changes what “done” actually means
When an issue emerges, the system identifies it, decides how it should be handled, acts, records the cost, and learns from the outcome.
Why agentic systems matter
Some decisions simply shouldn’t need human approval anymore. Control isn’t about touching everything. It’s about designing the business so that things don’t drift when you aren’t watching.
A simple test for real impact
When a common problem occurs, how many humans have to get involved before it’s fully resolved? If that number hasn’t decreased after AI, your AI isn’t improving the business.
Don’t judge AI by what it responds to. Judge it by what it brings to completion.
