HMRC’s Making Tax Digital for Income Tax (MTD ITSA) quarterly reporting requirement took effect for all UK landlords and sole traders earning more than £50,000 from 6 April 2026. The first quarterly deadline passed on 7 August 2026. If you operate short-term lets in the UK and your gross rental income exceeds that threshold, you are now required to file digital returns every quarter.

What changed: The 7 August 2026 deadline marked the first mandatory quarterly submission under MTD ITSA for the >£50k income band. Around 110,000 taxpayers had still not registered by late July according to This is Money. The £30,000 to £50,000 income band must comply from 6 April 2027. HMRC penalties of 30% to 100% of evaded tax apply for non-compliance.
