Tenerife VV Licence Freeze: No New Permits Until 2030
No new holiday-rental licences anywhere on the island until municipalities update their planning instruments, a process with a hard deadline of December 2030. Existing owner-operators can consolidate indefinitely.
On 13 December 2025, the Canary Islands enacted Ley 6/2025, de Ordenación Sostenible del Uso Turístico de Viviendas (LOSUTV), replacing the Decreto 113/2015 free-implantation model with a strict planning-and-control system. The law’s transitional provision (Disposición Transitoria 8ª) blocks ALL new vacation-rental (VV) authorisations anywhere in Tenerife until each municipality updates its planning instrument to expressly include “uso turístico de hospedaje en viviendas.” That update carries a hard deadline of 13 December 2030 — five years from the law’s entry into force.
Until then, no new VV can be authorised. Existing owner-operators who held both the property title and a declaración responsable before 13 December 2025 can consolidate your use indefinitely under DT 1ª. Non-owner operators get a 5-year transitional window under DT 2ª.
