Run your whole Hotel from one login

Managing a hotel or serviced accommodation portfolio shouldn’t mean jumping across four separate extranets, juggling offline spreadsheets, and wrestling with disconnected systems. Here is how ELEV8 unifies your entire property operation under one single login.
Getting rooms sold
ELEV8 Channel Manager connects your channels from inside ELEV8 rather than from four separate extranets. Listing sync, calendar, pricing, and availability go out together. Airbnb and BookingCom are the main ones, others connect through the same layer.
Cockpit is one calendar across every room and listing. Rate, availability, and restrictions on a single grid, per room and per date. Change a price once and it goes out. Close a room and it closes everywhere. Overrides are stored as a delta on the source data, so when someone asks in November why a Tuesday in August was priced the way it was, the answer is still in the grid.
Listings and Properties holds the structure underneath it: properties, rooms, and the listings each room publishes to. Staff are assigned at property level and rooms inherit, so access follows your org chart instead of fighting it.
Reservations takes bookings from every source, channels, direct, manual entry, into one record with one status. One thing to know. If you connect PriceLabs, rates are managed in PriceLabs from then on. A price you change directly in Cockpit gets overwritten on the next sync. That is by design, but people get caught by it.
Talking to guests
AI guest messaging answers guests on the reservations you switch it on for, drawing on your own listing data. Reception stops retyping the same arrival directions twenty times a week. It is toggled per reservation, not all or nothing. Answer quality tracks how completely your listing data is filled in, which is why that is an explicit setup step rather than an optional one.
Unified Inbox puts OTA threads, WhatsApp, and email in one place, with staff to staff messaging alongside it. Your team replies from ELEV8 and the message goes out on the right channel. Staff who should be able to answer but not start conversations get a mentions-only level rather than full access.
Guest Guide is one branded page per reservation. House rules, property info, arrival and departure steps, and the extras they can order. Your logo and your colours. Sent before arrival, typically two days out.
Journey powers multi-step guest communication built as one sequence instead of a set of separate scheduled messages, with the AI layer inside it. It automates the messages that go with all of it, including the Guest Guide link.
Making money beyond the room rate
Upsell is your own catalogue, not a fixed list we hand you. Airport transport, private chef, spa, activities, late check-out, early check-in, mid stay cleaning, office equipment, baby items, and whatever else you sell. Guests order from their Guest Guide page, payment is handled, and stock is deducted on the event rather than silently.
The part that matters at month end: upsell revenue always gets its own ledger entries and its own invoices. It is never buried as a line on a booking invoice. So you can actually see what extras earned you, by category, by month. A paid mid stay cleaning is the neat example. One guest order creates both the upsell record and the cleaning in the housekeeping schedule.
Analytics and Reports covers revenue per listing and per property, occupancy as 30 day rolling, monthly, and trailing 12 months, and ADR. Exports carry a task filter, and attendance exports include join dates.
Dashboard is the landing surface for management: check-ins, check-outs, current bookings, and revenue and occupancy charts with a 6 or 12 month toggle and year over year comparison.
One thing to know. The date windows differ per metric. Revenue and upsell revenue run on the calendar month from the 1st. Dashboard occupancy runs on the next 30 days from today. That difference is the most common reason two numbers seem not to match.
Running the property
Cleanings is the module with the most daily use by headcount. Schedule which housekeeper cleans which room, attach checklists with an estimated time per task, capture actual time with a timer, keep the cleaning history per room, and rate quality. It replaces the printed sheet and the group chat with something that updates when a checkout moves.
Tasks assigns work across roles, to a person or to a role on a listing, moving through To Do, In Progress, Done, with history retained and exportable.
An overview of all tasks
Team Management covers users and roles, an activity log with timestamps, and clock in and clock out attendance, all exportable.
ELEV8 Go is the mobile app, and for your operational staff it is the whole product. Housekeeping, gardening, pool, engineering, and laundry teams work entirely from it: cleanings, tasks, attendance, the internal inbox per listing, and a guest inbox that reaches guests through their OTA without opening the OTA app. Cockpit is in there too, single room and multi room views, so a duty manager can change a rate from the floor.
The building itself
Smart Lock manages access per reservation rather than per guest, with multiple locks per property each with its own identity: front door, main door, garage. Properties with no smart lock hardware use the manual lock option, which is a fully supported equal choice and not a downgrade. Six lock notifications cover offline and online, battery low and critical, and subscription state.
Access control through integrated smart locks
IoT Automations is plain If/Then on device events. Pick a trigger, pick an action. Motion sensors, door sensors, and thermostatic radiator valves are supported today.
One thing to know. Automations need the ELEV8 Bridge installed at the property. It is the gateway between ELEV8 and the devices, so without the hardware this section does not apply to you.
